Many homes are under-marketed not as a result of insufficient advertising or lack of effort on the part of the broker. The main reason is the absence of additional details on the listing sheet, and those are missing mainly because the seller doesn’t think the buyer would be interested. Most listing sheets focus on the same standard items. What you fail to mention might just give your home a leg up over the one down the street.

A lot of homeowners have “gone green” in recent years. Do you clean your home using only natural or hypoallergenic products? What about your backyard? Does it include an organic garden? These are little things that don’t cost you much but may count for a lot with a potential buyer.

Is your property senior friendly? As the nation ages, more and more buyers are looking for certain attributes as they shop for their final home. Are there no stairs at the entrance to your home, or a single-story floor plan? These features may not be important to you but they could be a deal maker or breaker for older buyers.

Next, take a good look at your home for potential storage space, which is one of the top items on most buyers’ must-have list. If you have empty walls or spaces in your attic garage, you can add extra storage with little or no cost to you. These areas are great for stashing items like holiday decorations without taking up valuable space in your living areas.

Make sure you not your property’s proximity to highways, train stations, schools and the like. You may think a buyer already knows your home is one block from a park because the internet tells everyone everything, but you may be wrong! These details could determine whether someone comes to visit your home in person. A buyer may be searching your entire zip code and may not know the area well enough to be aware of its hidden secrets.

Whether your home sits on acres of land or boasts a high-end stove in the kitchen are all potential selling points. Find out what defines your property and add them to the list!
