So your home hasn’t sold

Has your property been on the market for what seems like forever? Many different factors can keep a home from selling, not the least of them being the asking price. More often than not, though, there are one or two reasons that your home is still on the market.

Does your property have gorgeous hardwood floors that have been covered by that old pink carpet for 30 years? Remember in this business first impressions means everything! If a potential buyer does not like what they see in the photos, they will never come visit your home in person. My suggestion is to remove your outdated carpet and either replace it with something neutral or simply expose the hardwood floors. Even unfinished, the floors will make the rooms look larger and cleaner in the photos! Installing new carpet is a relatively in expensive way to add thousands to your asking price while hastening the sale.

Next, everyone loves your dogs and cats when they come visit you and the kids are always playing with them to keep them occupied, but the smell when entering your home could be a total turn off for a potential buyer, and they don’t always have the funds to remove it, so make sure it’s completely gone before you start showing. And be sure to remove your pets during a walk-through. Their presence can be a real turn-off to some buyers.

One of the biggest reasons many enjoy purchasing a home is for piece of mind and privacy. I have personally experienced buyers who have loved the home and would buy it for full asking price today if it weren’t for the apartment complex right next door. Other issue that have nothing to do with your property include noisy neighbors or ones who use their backyard as a storage facility. Sometimes these can be resolved by installing a fence around your property but many other times it simply limits the pool of potential buyers.

Lastly, a little four-letter word could be your downfall. Mold can often be spotted on your baseboards, or it can be hidden behind the walls. Many times, mold can be removed by simply be removing the surface that the mold is growing on. Or

mold remediation companies can encapsulate the infested areas. This is usually done in the attics of the property. Your rafters are painted with a white or grey mold-killing agent. Mold is nothing to freak out, but since many times it can easily be removed, go ahead and do it, because it’s a huge turn off for most buyers.
