Before you settle in…

Moving into a new home is never easy because there are so many decisions that need to be made. What colors should we paint each room? What kind of tile should we put in the kitchen? Should we remodel the basement now or in a few years? While you’re making these exciting decisions, don’t overlook the more practical ones.

Start out by reviewing your home inspection report once again. A good inspector will provide you with a detailed report including plenty of photos and a list of projects that you need to do right away. Completing those items now can save you thousands of dollars in major repairs later on.

One of the most important issues to complete on your list is anything having to do with water. Water leaks can travel to places you would never imagine within your home and could cause major structural issues if ignored. Be sure to repair even the smallest leaks!

One issue that usually gets ignored is caulking. Be sure to go through the home before moving anything in so you can easily see all the areas and access them. Be sure to check any areas where there is a water source such as bathrooms and kitchens, but also check the caulking around your doors and windows. This could save you on heating and cooling costs since air will not be able to escape.

Safety in your new home is a big concern that most people don’t think about. Be sure to have a safe path to the exits and do not block pathways with furniture. This could become an issue for police or fire personnel if they need to enter and get to you or one of your loved ones and get out of the home quickly. Be sure all smoke and carbon monoxide detectors are working, have fresh batteries and are installed in the proper locations. Many people don’t realize that your smoke and carbon monoxide detectors actually have an expiration date on them. Most municipal ordnances call for a smoke detector inside each bedroom as well as within 15 feet outside of them. Each level without a bedroom needs one as well. Also each level of the home should have a carbon monoxide detector. Be sure to check with your municipality for guidelines.

For many, buying a home is a lifelong dream. When you finally achieve your dream, be sure to protect it. Just like in life, it’s the little things that can make a big difference.
