Spring into a pre-sale inspection

As children, when our parents asked us to clean up our room, we would stuff everything into a toy box, drawer or closet, deferring actual tidying for another day. Many of us have a similar approach to home maintenance, putting off until tomorrow what needs to be done today. But as you gear up to list your house, it’s important to set your lands in order. The best way to do that is with a home inspection.

Issues with your home will drive down the price, whether you know about them or not. A presale inspection can add thousands of dollars of value to your house while sometimes only costing a few hundred dollars in repairs.

Remember, the average buyer won’t know the true cost of a repair and will ask for more just in case. Or they will be scared off entirely because they’re worried about what other problems have gone undetected. I cannot tell you how many deals fall apart because of it.

And a home inspector can identify issues that need to be address through the eyes of a village inspector as well. Many towns will require their building departments to inspect the property for health and safety concerns prior to allowing the transfer of the property. There are also lender issues with repairs. Contact a qualified lender to find out what the FHA requires regarding the condition of a house.

Getting a jump on all of the above with a pre-sale inspection and subsequent repairs will make for a smoother transaction once a buyer is located.
