Buying without regrets

Because homes are such huge purchases, regrets loom large and you want to do everything in your power to avoid them. Here are a few items to pay close attention to prior to signing on the dotted line at the closing table.

A property inspection is one expense you should never skimp on. Trust me when I tell you will regret it if you do. Besides the typical home inspection there are many other possible features that may require special attention. Does the property have a pool? Is there a septic system? Are there solar panels that power the property? You may need to reach out to several different inspectors who specialize in these areas. Check to sure that your main home inspector has all the necessary skills and be read to augment them where needed.

You’ve been to the home three or four times throughout the buying process, but have you ever visited the property and neighborhood in the evening? I there a ban on night parking? Is the neighbor next door having house parties every evening? Does a streetlight shine directly into the master bedroom? If you only visit the property during the day you may be missing the bigger picture.

How is the drive to and from work to your new home? Will you be stuck in traffic every evening no matter what? Will buying this property add heavy travel times to your day compared to another location? I always suggest traveling the route at your usual drive times to preview what your day will be like.

Does the property belong to a homeowner’s association? If so, be sure to thoroughly read the rules and regulations packet along with the budget of the complex. Are there any restrictions you need to follow? Maybe there is no BBQing allowed: Will that turn you off to the property? Maybe you were thinking about replacing all the siding on the home with blue siding. Does the association only allow white siding?

Go in with open eyes and be sure to think outside the box! It is always better to know up front. You do not want to regret it after closing!
