Don’t assume …

There are many common misconceptions when it comes to real estate brokers and brokerages. Many people think, for example, that all brokers and brokerages are alike. Nothing could be further from the truth. Finding the right broker can make a huge difference in your buying or selling experience.

If you’re looking to buy a house, be sure your broker knows the neighborhoods you’re interested in. Having a high level of knowledge and experience translates into an ability to find you the best possible house for you given your price range, needs and tastes. Your broker also needs to be surrounded by an expert team of appraisers, mortgage brokers, inspectors and attorneys and other professionals who are ready to assist you with every step in the process.

If you’re selling a house, your broker should be able to take advantage of all available technologies to promote your property. Homes aren’t just marketed in local newspapers anymore. Selling brokers needed to have a great website and Facebook page and be well-versed in Twitter, Instagram and other forms of social media. They also have to be able to help you stage your house and put together a virtual tour. The latter is a must during the Age of the Coronavirus.

Another popular misconception is that the selling broker and buying broker can be the same person. That’s a patently bad idea. Each party needs to be represented to the fullest and without the conflict of interest that comes when both parties are represented by the same person.

Whether you’re buying or selling, choosing the right broker is one of the most important decisions you’ll make, so do your due diligence. Research your options and check reviews and references thoroughly. Once you have your short list, be sure to have in-depth consultations with every candidate before making your decision.

Yet another misconception is that once you chose a broker, you’re stuck with him or her. Most buyer brokers aren’t on contract and you don’t have to pay them until they find you a home. Even when you have a contract, you can ask to be released from it if things aren’t working out. If the broker feels the same way, they’ll most likely agree to your request. Have your attorney review the contract before considering that sort of move.

These are only some of the mistaken assumptions that home buyers and sellers have, and we all know what happens when we assume. So don’t be afraid to ask questions and offer your input at every step along the way. It’s the shortest route to a positive experience for you and your broker.
